This Privacy Policy explains how Live Oak Maintenance, LLC and its service line Live Oak Home Management (collectively, “Live Oak,” “we,” “us”) collect, use, and protect information in connection with our website, our services, and the internal software tools we operate to run our business.

We collect information you provide directly — such as your name, email address, phone number, and property details — when you contact us or engage our services. We also collect limited technical information automatically when you visit our website, such as your browser type and pages viewed.
To operate our business, we maintain accounting and operational records in third-party platforms, including QuickBooks Online. These records may include customer, vendor, property, project, and transaction information.
How we use information
We use information to provide and improve our services, manage properties and projects, schedule and dispatch work, maintain accounting and operational records, communicate with you, and meet our legal and tax obligations. We do not sell your personal information.
Connected software and QuickBooks Online
We operate internal automation tools that connect to our own QuickBooks Online company through Intuit’s official, authorized API. These tools are used solely for our internal accounting and operations — for example, keeping our list of properties and units organized as projects so that labor and costs can be tracked accurately.
Data accessed through QuickBooks Online is used only for these internal business purposes. We do not sell it, and we do not share it with third parties except service providers acting on our behalf or as required by law. Our use of information received from Intuit APIs adheres to the Intuit Developer terms and applicable limited-use requirements.
How we share information
We share information only with: (a) service providers and contractors who perform work on our behalf and are bound to protect it; (b) platforms we use to operate, such as Intuit/QuickBooks, under their respective terms; and (c) authorities when required by law. We do not sell personal information to anyone.
Data retention and security
We retain information for as long as needed to provide our services and meet legal, accounting, and tax requirements. We use reasonable administrative and technical safeguards to protect information, including limiting access to authorized personnel and storing credentials securely.
Your choices
You may request access to, correction of, or deletion of the personal information we hold about you by contacting us at the address below. You may also ask us to disconnect any third-party integration associated with your records.
Children’s privacy
Our services are intended for adults. We do not knowingly collect personal information from children under 13.
