What home management is.

What exactly is home management?

A standing engagement in which one accountable firm looks after a private home on your behalf: scheduled home watch visits, maintenance coordination, vendor supervision, storm preparation, project oversight, and pre-arrival readiness — all through a single point of contact. You set the standard; we keep the house to it, whether or not you are in town.

How is home management different from property management?

Property management is a rental discipline — tenants, leases, rent collection. Home management is for a home you keep for your own use. There is no tenant; the client is the owner, and the work is inspection, upkeep, and readiness rather than occupancy and collections. We do not manage rentals.

How is it different from hiring a handyman?

A handyman fixes what you have already found and asked about. Home management is the discipline of finding things before they compound, documenting them, and seeing repairs through — with a schedule, a checklist built for the house, photographic records, and accountability to you. Repairs are part of the engagement, performed by our own technicians or vetted vendors, but they are the smaller half of the work. The larger half is noticing.

How do home watch visits work?

Each visit follows a checklist built for the property during the initial walk-through: a full exterior walk — roof line, gutters, perimeter, pool deck, irrigation — then every room and floor inside, read for water intrusion and pest indicators. Climate and humidity verified at set points, water run at fixtures, and the alarm, water main, generator, and sump pumps tested. How often will you visit my home?

Weekly is the standard cadence for most Northeast Florida homes, and it is what we recommend — heat, humidity, and afternoon storms are hard on an empty house. The cadence is matched to the property and your travel pattern during the initial consultation. Some insurance policies also expect regular documented checks of an unoccupied home; your carrier can confirm what yours requires.

What happens if you find a problem at my house?

You hear about it the same day, with photographs and a recommendation. Anything urgent — active water, a failed climate system, a security concern — is stabilized first and reported immediately. Repairs proceed only on your instruction, by our own technicians or a vetted vendor, invoiced at cost.

Do you work with my existing vendors, and do you mark up invoices?

Yes, and no markup — ever. If you have a pool service, landscaper, or alarm company you trust, we coordinate and supervise them rather than replace them. Where you need vendors, we bring the network built over six years of Live Oak Maintenance. Either way, invoices are passed to you at cost.

June through November

Storm season.

What do you do during hurricane season?

Two things. Before June, pre-season readiness: shutters and hardware verified, generator serviced and tested, drainage and sump pumps checked, and the property's storm plan agreed with you in advance. When a named storm threatens, the active protocol begins roughly seventy-two hours before projected landfall — loose objects secured, shutters installed where fitted, water and power set per your standing instructions, a photo inventory taken. Do I need to be in Florida when a storm threatens?

No. The storm plan is agreed in advance, including water and power decisions, so nothing waits on a phone call at seventy-two hours out. We execute the plan you have set, confirm when the house is buttoned up, and report from the property after the storm with timestamped photos and video.

How much does home management cost?

Pricing is structured per property and scoped after a walk-through — it depends on the size of the home, its systems, and the visit cadence your travel pattern calls for. We do not publish rates. An initial consultation takes roughly forty-five minutes and results in a written proposal, whether or not we end up working together.

What areas do you serve?

Northeast Florida: Jacksonville, Ponte Vedra Beach, Amelia Island and Fernandina Beach, St. Augustine, and the corridor between them, including Nocatee and the Jacksonville beaches. We do not take on properties we cannot reach in person, on short notice, when something matters — nothing beyond the corridor.

Are you insured, and how is the work documented?

Yes. We operate under Live Oak Maintenance, in business since 2020, and carry appropriate coverage for the work we perform; certificates and coverage details are provided during the engagement process, before any work begins. Every visit is photographed, timestamped, and archived in your owner portal — the property's condition is a matter of record, not recollection.
