River humidity works on wood and finishes year-round, and a 1920s house left empty for a season deteriorates faster than a new build would.
At the beaches, the work is salt: corrosion on condenser coils, hardware, railings, and fixtures, and window and door seals that fail early. On the Intracoastal, docks, seawalls, and lifts add their own inspection points. Our checklists are written per property during the initial walk-through — an Avondale foursquare and an Atlantic Beach oceanfront are different patients, and they are inspected as such.
Storm season on the river and the beach.
Hurricane exposure here is not only the oceanfront. Storm surge runs up the St. Johns, and riverfront neighborhoods have seen high water in recent storms; at the beaches, wind and dune-line exposure lead. Either way, the plan is the same discipline: agreed before the season, executed roughly seventy-two hours before projected landfall — loose objects secured, shutters installed where fitted, generator fueled, water and power set per your standing instructions — and an on-site inspection within twenty-four hours of safe access afterward.
