Live Oak Home Management is built on the operating spine of Live Oak Maintenance — the Northeast Florida residential maintenance company that has been running this network since 2020.

Our Story

The estate management most owners actually want is the boring kind.

Most home-management companies sell themselves on capability. Live Oak sells on relationships. After six years of running maintenance for Northeast Florida properties, we know which roofer answers on Saturday, which HVAC technician treats the equipment like his own, which landscaper does the work that doesn't get seen from the road. That network is the whole product.

We started Live Oak Home Management because the owners we already worked with — the ones with the larger properties, the ones who travel — kept asking the same question. Could you run more of it? Yes. Now we do.

The estate-management category is full of glossy brochures and abstractions about "commitment." We are not that. We are a household-manager-style operation that prefers to be invisible, with a vendor network you cannot replicate at any price in under five years.

The Parent Company

Live Oak Maintenance is a Northeast Florida residential maintenance company servicing single-family homes across Duval, St. Johns, and Nassau counties. Six years of operations means six years of standing relationships with subcontractors, suppliers, permit offices, and inspectors. It also means six years of customer references — the unglamorous track record that estate owners care about more than any pitch deck.

Live Oak Home Management is the upmarket service line. Same parent identity. Same standards. Different posture.

The Principal

Winship Dowell

I run Live Oak. I am also the Aviation Director at FBOJETS, a Jacksonville-based private aviation broker. The two roles overlap on one important point — both are about taking complicated logistics off someone's plate so the owner can get back to their day.

The estate-management work is personal. Northeast Florida is home; many of the properties we manage belong to families I know by name. The standard for the work is whatever I would expect at my own house. That is not a marketing line — it is the operating principle.

The Team

The team is large. We do not list it.

Estate-owner clients tell us they do not want the marketing-team page. They want to know one principal is accountable, that the work is staffed, and that the people on their property are vetted, insured, and not strangers from a job-site board.

Operations roles — household-watch technicians, maintenance crews, on-site supervisors, accounting — are filled, briefed, and managed in the background. You should not be thinking about them. That is the point of hiring us.

How We Operate

Discretion is the product.

We do not photograph clients or properties for marketing. References are provided privately. The brand is a company you do not hear about — that is intentional.

One contact, no maze.

You are not routed through a customer-service desk. The principal answers the phone, and the team behind that call is briefed on your property.

Cost transparency.

Vendor invoices are passed through at cost. We do not mark up subcontractor work. Our compensation is the management fee — clean and disclosed.

Show the work.

Every property visit, every maintenance event, every project milestone is photographed, dated, and archived to your portal. The record exists whether or not anyone is checking.
